About Us

Our services include but are not limited to:

  • Rent collection and strict managing of rental arrears
  • Routine inspections carried out every 3-4 months, offset to the tenancy agreement (eg. At 2 months and again at 5 months from tenancy start date where possible)
  • Regular drive-by inspections to ensure external property issues are addressed as soon as they arise (eg. Lawns mowed etc.)
  • Recovery of water consumption costs from tenants (where applicable)
  • Recovery of other utilities costs charged to tenants (ie. Electricity if applicable)
  • Conducting regular rent reviews including comparative rental reports. Rent reviews will be conducted annually and when a property comes available for rent.
  • Preparing monthly or twice monthly statements for owners
  • Organising maintenance, repairs and quotes & property compliances
  • Regular follow up with maintenance contractors
  • Arranging special water readings when required
  • Organising keys for inspections and trades people
  • Copying/scanning and processing of invoices
  • Attending to telephone, email and fax enquiries
  • Liaising with the body corporates if applicable
  • Processing notices issued to or from the tenant with reminders for notice period expiry
  • Disbursement of the vacated tenant’s bond
  • Arranging and conducting inspections for prospective tenants
  • 100 point ID checks, tenancy database checks & interviewing prospective tenants for suitability
  • Processing the application for tenancy including thorough checking of all references
  • Negotiating the terms of the lease with both owner and tenant
  • Preparation, execution and processing of lease documentation including the bond lodgement, general information for tenants, photocopying keys and the emergency plan for tenants
  • Compiling entry reports & exit reports including extensive photos
